Preparing to Let

One of the most common questions a landlord will ask is whether it is best to let furnished or unfurnished. The market place is so varied and there is a market for both types of let. One thing to consider is that whatever is left within a property, the landlord is legally obliged to maintain, ensuring items are safe and in good working order.

All gas installations and appliances must be certified by a GasSafe engineer and a landlord’s safety certificate issued annually. We will organise this for you if requested.

All properties must have smoke detectors fitted on each floor. If there is mains gas to the property, carbon monoxide alarms are also required by law to be present in close proximity to each gas appliance.

We will require a full set of keys, fobs and alarm codes if one is installed.

If a property has a garden, then it will be advised it is presented well prior to a tenancy. You may wish to employ a gardener to keep up its maintenance although tenants are responsible for keeping the area tidy. You will be required to supply a lawn mower and basic garden essentials.

If the property is presented in a clean condition from the start of a tenancy, then it is fair to request that it is returned in the same condition upon check out. Of course, fair wear and tear will be considered. We will conduct a full inventory and retain details throughout the tenancy along with photos if required.

Should your property require any maintenance or works in order to bring it up to an acceptable standard for letting, we will be happy to advise or recommend you to one of our trusted property maintenance partners.
